PROPERTY MANAGEMENT 

Our services  includes:

  • Arrangement and supervision of plants, equipment, contractors, staff, service companies, public utilities.

  • Collection of service charges and ground rent. Advising and representing on a client’s behalf to collect unpaid rent and charges.

  • Checking compliance with terms of leases and statutory requirements. Project management for major works required under terms of the lease or a Section 20 consultation procedure.

  • Expenditure estimation for service charges, forward forecasts for refurbishment, quotations for building works and repairs.

  • Dealing with day-to-day maintenance matters.

  • 4 visits per annum to the property. Attendance of one Directors meeting per year, as well as the Annual General Meeting. Regular reporting on block affairs.

  • Carrying out licences to alter and lease extensions from our RICS qualified Chartered Surveyor.

  • Arranging and collecting insurance premiums, ensuring the most competitive quote is achieved from FSA-registered brokers.

  • Administering advance reserves or sinking funds and the maintenance of any banking accounts specifically opened for that purpose. All such monies collected are placed in an interest bearing account with interest to the fund and not to the individual lessees.

  • Full co-operation is given to owners, residents, agents and solicitors in the event of a unit’s change of ownership.
